Phase 1 – Professional Consultation
Meet with us to share your dream. Tell us what you want to accomplish and when. Whether it is selecting from our existing inventory or evaluating your building site and plans we work to match our skills to your needs. Based upon our evaluation of your needs we outline each step needed to create your new home. We want your home to exceed your expectations so we want to take the time to ensure we understand all of your quality of life issues.
Phase 2 – Building Site Evaluation
Some of our clients already own a building site while others just want to shop for one that is for sale. We can assist with the site evaluations process in either situation. Every home site has different features that can be incorporated into your design. We evaluate zoning, appropriate access issues, building requirements such as height and setback limitations, topography and drainage issues, sun exposure, potential views, possible tree removal or preservation, availability of utilities and their location, soil conditions and all other factors that may affect design and livability.
Phase 3 – Building Plan Evaluation
If you already have a set of building plans we will review them and provide input based upon your expressed needs.
Phase 4 – Design Assistance
If you don’t have a plan and need to create one we will assemble a team with your own designer or help you find one so that the builder, the designer and you can collaborate on producing a plan that meets your needs and your budget.
Phase 5 – Post Design Tasks
After design work is completed and approved by you we will set up a selection schedule which will include a timetable for when certain selections are due. Once the selections have been made, both the builder and the client work together to complete a construction budget and schedule. That process is followed by the builder delivering a fixed contact price and completing a contract including plans, specifications, costs and a schedule. We are a custom builder and also understand that selections can change during the process. After completing all the paperwork changes to the work are made with a change order. The timeliness of these selection changes are important so that the construction process is not disrupted.
Phase 6 – Pre-Construction
Once the specifications and contract documents are finalized then a few additional steps are need to get underway including:
- Ensure that financing is secured. We can assist with that.
- Review for all needed permits
- Prepare, submit and acquired all permits to be completed by the builder
- Have design approval by the Architectural Control Committee, if applicable
- Conduct a site meeting with the construction manager
Phase 7 – Construction
With all the preliminary work completed the excitement can begin. Our team will be in constant communication with you throughout the construction process. We meet on site at regular intervals for special selections like location of electrical improvements (lighting, outlets, switches and any specialty items like sound system pre-wiring). We provide a monthly progress report for completed construction and costs until all construction improvements are completed.
Phase 8 – Home Delivery
At completion of construction we deliver to you an occupancy permit and conduct a final walk-thru of your home to ensure that the level of craftsmanship meets your expectations. Additionally, all our homes come with a warranty.
